I'm Alan. I've been arranging mortgages for more than 25 years, working with everyone from first-time buyers to investors and business owners.

Mortgages are complicated. My job is to make them clear and help you make a good decision.

Whether you're buying a home, refinancing, investing in property or looking for business financing, you can expect the same thing from me: straightforward advice, no unnecessary jargon, and no sales pitch.

Purchase Mortgage

Buying a home is exciting, but there are a lot of moving parts. Getting the financing and paperwork sorted out early makes the whole process a lot easier.

I like to get involved before you start making offers. A proper pre-approval gives you a realistic idea of what you can afford, what the payments will look like, and whether there are any issues we should deal with ahead of time.

I've spent more than 25 years in mortgage brokerage and banking, and I've worked with buyers at just about every stage and budget. I'll help you from the initial planning and qualification right through to closing. I'm still here afterward if you need me.

Mortgage Renewal

When your mortgage comes up for renewal, your existing lender will usually make it very easy to sign their offer and carry on. Easy doesn't necessarily mean it's a good deal.

  • Your lender has sent a renewal offer and you'd like it checked before you sign
  • You want a rate held for up to 120 days while you decide

A lot of people simply accept the renewal their lender sends them. Sometimes that's perfectly fine. Other times it means paying a higher rate than necessary or getting locked into a mortgage with terms and penalties you didn't really look at.

Before you sign anything, I'll review the offer, look at your current situation and find out what you expect to be doing over the next few years. Then we can compare it against what's available elsewhere. Sometimes the best answer is staying exactly where you are. I may even be able to help you negotiate a better deal with your existing bank.

The best time to start is about five months before your mortgage matures. That gives us time to look at the options and, when it makes sense, secure a rate for up to 120 days rather than scrambling at the last minute.

Mortgage Refinance

If you have equity in your home, there are situations where borrowing against it makes good financial sense. The important part is structuring it properly.

  • You want to consolidate higher-cost debt into one lower payment
  • You're funding renovations, a business, or an investment purchase
  • You have equity to work with and want the most cost-effective way to use it

You might be consolidating expensive debt, renovating, investing, buying another property or putting money into a business. Depending on your existing mortgage, refinancing the whole thing isn't always the best answer. If you already have a good first mortgage or the penalty to break it is high, a second mortgage may make more sense.

Every refinance is a little different. I'll look at what you owe now, what the money is for, the costs of changing the mortgage and the alternatives before recommending anything.

Mortgage debt is generally much cheaper than credit cards and other unsecured borrowing. Used properly, your home equity can be a useful financial tool. Used badly, it can just move debt around. My job is to make sure the numbers actually improve your situation.
